You’re not alone! Whether it’s about surveys, drawings, or what actually happens when you hand me your big ideas, I’ve gathered answers to the most common questions here: 

Are you an architect?

No, I’m an architectural draftsman or CAD technician. I learnt to draw to scale by hand on an architectural drawing board, before studying CAD (Computer Aided Design) and then worked in the architectural studio of a design & build firm in London for several years.

Do I need an architect?

If you’re building a new home or an innovative extension with cutting-edge materials, an architect is essential. For simpler extensions or home remodels, an architectural draftsman is often sufficient - and can be much more cost-effective.

What is the difference between your service and an architect?

Up to planning approval, there’s little difference - planners just need drawings to assess your proposal. Architects usually produce more detailed “working drawings” after planning, but for simple extensions or remodels, these aren’t always needed. I work with a local structural engineer and can recommend trusted builders if required.

Can you get planning permission for us?

Yes indeed. I have over 20 years of experience in submitting planning applications including listed building consents.

Do I need planning permission?

I can advise during my site visit. Generally, side/front or above-first-floor extensions need permission, while single-storey rear extensions may be allowed under Permitted Development if within 4 m (detached) or 3 m (semi/terraced) and not built on a previous extension.

What are your fees?

I don’t have a fixed price list, as every project is different.  I offer a free initial visit to assess the work and provide a no-obligation fixed price quote.  Costs are usually in the hundreds, rather than thousands, unlike an architect.

How long will it take?

Once appointed, we’ll arrange a date for measuring up. I usually complete the first draft of drawings within 2 weeks. If planning permission is needed, the council typically takes 8 weeks to decide.
